Conditional Approval (Low-Level Credit): One month’s base rent
Yes the Resident Utility Charge of $134. The Monthly Utility Package Includes The Following: lights, water, sewer, pest control, package lockers, liability and personal content insurance.

Renewal offers are sent about 90 days before your lease ends. Rental rates adjust to the current market. If you do not wish to renew, a 60-day notice is required.

Maintenance & Repairs
Yes, Dalton Station provides 24/7 emergency maintenance. Routine work orders may be submitted online through the Resident Portal or by calling the office line, and following the prompts to page out maintenance.

Major leaks or water intrusion
No running water
Power outages
Sewer backups
Fire hazards
AC/heat outages in extreme temperatures
Any modifications require written approval. Painting is permitted but must be returned to the original color at move-out.
Pets
Yes, Dalton Station is a pet-friendly community.
1st Pet Fee: $350 (move-in)
2nd Pet Fee: $150 (move-in)
Dog Rent: $20/month per dog
Cat Rent: $20/month per cat
Max Pets: 2
Additional charges:
Pet Waste Fine: $300 per incident
Pet Finder’s Fee: $200 for unregistered pets

Touring & Application Process
A valid photo ID for each adult visitor.
Applicants must earn 2.5x the monthly rent. Accepted income verification includes:

No, only qualified applicants can be placed on the lease.
Yes. Deposits are refundable minus any damage beyond normal wear and tear.

Rent, Payments & Insurance
Rent is due monthly, although you can log into the payment portal to make weekly payments.
Rent is due on the 1st of each month.
A flat late fee of $125 applies on the 6th.
Rent can be paid online through Domuso.
Yes — residents must maintain $100,000 liability coverage.
Coverage is through the property for $13/month.
Yes — $35 per returned payment.
Guest & Occupancy
Residents may bring up to 2 guests into amenity spaces. Guests must be accompanied at all times. Overnight guest stays allowed up to 7 consecutive days or 14 days/month.
Long-term stays require management approval and may require the guest to be added to the lease.
Yes — minors staying long-term must be listed as authorized occupants even if only staying seasonally.
Parking, Storage & Amenities
No — Dalton Station does not offer reserved, covered, or carport parking.
General parking is open to residents.
No garages but we do have storage units available for $75 per month.
We do not have parking passes. Our replacement fees are:
Duplicate Key: $10
Replacement FOB: $50
Motorcycles may park in any standard parking space.
